TIME ON THE JOB - I have been doing mortgage financing for both Purchase & Refinance transactions, here in Arizona's "Valley of the Sun" for the last 10 years. (That’s long enough to know what I am doing, but not too long to be burned-out!)

THE RIGHT LOAN FOR YOU - As a Mortgage Loan Consultant, my job is to not only find you a great interest rate, but to find the right Loan Program/Product for you – the one that best fits your needs and your financial scenario. I take finding the right Loan Program/Product for you seriously. It is very important to me and what I strive for in every transaction.  I have never put a client in a loan that I would not want for myself, if I was in their shoes . . . and I never will! My business comes almost 100 percent from satisfied former borrowers, their referrals, and real estate agents who know that I will treat their home buyers right. If I can't get a good loan for your specific scenario, I will tell you quickly and we will part as friends.

MY LOANS CLOSE ON TIME! - I am very proud to say that in 10 years, I have not had one loan that did not close on time because of me . . . and I plan to keep it that way!

MY GFE's (Good Faith Estimates) ARE VERY ACCURATE, "CLEAN", AND COMPETITIVE! - I take pride in how close they match the final HUD-1 Settlement Statement, signed at Close-Of-Escrow. YOU WILL NOT FIND ANY JUNK FEES! . . . JUST GREAT INTEREST RATES! I always reveal costs up front, never imposing any last-minute junk or garbage fees as some of my dishonest competitors do.  

 

2) FULL SERVICE

I DO MUCH MORE THAN ORIGINATE LOANS - Most Loan Officers/Consultants just originate their loans. I also PROCESS, PRINT DOCS, PRODUCE LENDER’S INSTRUCTIONS (for the Title Agency), SCHEDULE FUNDING WIRES, and CLOSE my loans. 

FROM START TO FINISH - I take care of you and your file completely! This makes me MORE KNOWLEDGEABLE as to what can or cannot be done, gives me MORE CONTROL, REDUCES ERRORS & UNEXPECTED SURPRISES, and also allows me to EXPEDITE THE WHOLE LOAN PROCESS. Very few Loan Officers/Consultants provide this kind of service!

 

3) I AM FAST

USUALLY ABOUT 2 WEEKS - I have worked very hard to establish a great “streamlined system” and a solid “reputation of service” with Clients and Realtors. By eliminating the Processor and Closer, and also taking advantage of the latest technology, I have been able to reduce my average time, FROM RECEIVING THE ACCEPTED PURCHASE CONTRACT TO PRINTING LOAN DOCS, to about 2 WEEKS!

 

4) MY PRE-QUALIFICATIONS ARE RELIABLE

DETAILED, ACCURATE, AND THOROUGH - A reliable Pre-Qual cannot be obtained in a brief 5 minute discussion with you. For a more accurate assessment, my Pre-Quals do take a littler longer. They are very detailed and thorough.

PROMPT SERVICE - I am very prompt in providing Pre-Quals and GFE's for refinances; and Pre-Quals, GFE's, and LSR's (Loan Status Reports) for purchases. I also call the Buyer immediately after hanging up with my referring Realtor.

 

5) I DO MY OWN AUTOMATED UNDERWRITING SUBMISSIONS

UP-FRONT AU APPROVALS - Whenever possible, I have the AU Approval BEFORE the buyer even goes out to start looking for a home with their Real Estate Agent, for purchases; and BEFORE the Appraiser goes out for the inspection, for refinances!

A RARE SERVICE - Most Loan Officers/Consultants do not offer this service. In fact, most do not do AU Submissions themselves. Normally, the AU Submission is done by their Processor AFTER the file is brought in for processing. If the Processor does not do it, then it will be done by the Underwriter's Clerk when it arrives in the underwriting department - and at that point, the AU Approval is a "hit" or "miss"!

ADVANCED TRAINING - I have advanced training in AU Submissions and do not rely on a Processor or Clerk to do them, since the AU can make, or break, a deal! (A file with an AU Approval is much stronger than one with just a Pre-Qual; it takes away a lot of the “ifs”. I have never had a file with an AU Approval, which did not get Underwriter Approval once the formal Documentation was submitted.)

 

6) MOST CURRENT TECHNOLOGY

ONLINE WEB APPLICATION - The “Loan Application” on this website downloads directly to my computer, so I can submit the file for Automated Underwriting (AU) Approval as soon as it arrives.

DIGITAL SIGNATURES - After you submit your Application online, your formal paperwork (your Application & Disclosures) CAN be signed digitally by you, if you desire. This means that throughout the whole loan process, the only trip you have to make is at the very end when you sign your final Loan Docs at the Title Agency!

FAXES - All faxes that are sent to me are automatically converted to an attachment that I receive through my email, so I CAN DOWNLOAD MY FAXES AT MY OFFICE, HOME, OR VIRTUALLY ANYWHERE!

CELL PHONE NOTIFICATION - I automatically receive a notification on my cell phone whenever I have a fax or email waiting for me.

PAPERLESS SUBMISSIONS - Most of my file submissions are also paperless. I package your file (your AU Approval, Application, Supporting Documentation, Appraisal, Title info, etc.), and submit it to the Underwriter electronically. This not only saves time, but it also reduces errors.

 

7) EASIER & QUICKER CLOSINGS

FAST LOAN DOCS - In most cases, I print my own Loan Docs & Lender’s Instructions AS SOON AS I GET final Underwriting Approval. Normally, the Loan Officer/Consultant will order the Loan Docs from the Lender after they get final Underwriting Approval and then have to wait 1-2 days to receive them!

FAST FUNDS - In most cases, I schedule the Lender's Funding Wire at the same time I print the Loan Docs & Lender's Instructions. Normally, the Loan Officer/Consultant will have to wait until AFTER you have signed your Loan Docs and they have been returned to the Lender, before they can order the Lender's Funding Wire . . . and then wait 1-2 days for the Funds to arrive.

EARLY FUNDS - I also arrange for the Lender’s Funding Wire to be at the Title Agency on the DAY BEFORE Close-Of-Escrow, whenever possible.

SIGNED DOCS SENT TO LENDER AFTER C.O.E. - I also try to use Lenders that require the Buyer’s signed Loan Docs to be sent to them AFTER Close-Of-Escrow. This not only saves time, it also reduces last minute snags!

 

8) RELIABLE

CLOSINGS YOU CAN COUNT ON - I do everything possible to get my loans closed. I strive to pay close attention to the details, stay on top of things, and avoid transaction pitfalls.

I WILL NOT DO A LOAN IF IT DOES NOT MAKE SENSE FOR YOU - It is my responsibility as your Mortgage Loan Consultant to give you honest, accurate advice so that I can help YOU make intelligent financial decisions that are best for your scenario. If the numbers do not make sense at the time, you can count on me telling you, exactly that. I want to be your Mortgage Lender for life; so making the right decision is in my best interest as well. When the time comes to move or refinance, I want you to think of me first.

I DO NOT GIVE UP EASY - I am very persistent in finding Loan Programs that my clients can qualify and be approved for. I have a lot of resources, and am very methodical so I do not leave any stones unturned.

And, I DO NOT MAKE PROMISES I CANNOT KEEP!

 

9) GREAT COMMUNICATION

I GIVE COMPREHENSIVE EXPLANATIONS & ANSWER ALL QUESTIONS - I realize that financing a home is one of the largest investments and most important financial transactions you will ever make. For some, it can be stressful. By paying attention to all the details to eliminate potential problems, and also taking the time to fully explain everything, and answering all of your questions, I hope to make it a very pleasant experience for you.

FREQUENT & DETAILED LSU's (Loan Status Updates) - As we progress through Processing to Closing, AT EVERY MILESTONE, I email very detailed LSU's to EVERYONE (the Borrower, Borrower’s Agent, and Listing Agent). My Clients and Realtors are always telling me how much they appreciate the frequency of my LSU's and how detailed they are. I generally send between 4-8 LSU's, as needed, for each loan transaction. My goal is for you to receive updates before you need to call me with questions; and for those updates to have enough information to answer your questions. Of course, you are always welcome to contact me with any questions I do not answer in your LSU.

And yes, I also PROMPTLY RETURN PHONE CALLS AND EMAILS!
